Association Issues:
In order for the board to have full authority to make new changes, it is required to be elected by 50% of the home owners. This would be done at an annual association meeting. Since many people can't or forget to attend, there has been raised the question "Is the current board legal". Without the 50% vote, the board is a caretaker board only, it can pay bills and make repairs, but has no authority to make new financial decisions for the association. Because members can have up to five (5) proxies, a way to get the needed votes is to have people who can't attend, sign a proxy.
